{"id":1143,"date":"2026-07-13T13:17:14","date_gmt":"2026-07-13T12:17:14","guid":{"rendered":"https:\/\/mediaconversation.com\/?p=1143"},"modified":"2026-07-13T13:17:16","modified_gmt":"2026-07-13T12:17:16","slug":"rising-demand-for-accommodation-drives-abrakas-growth-amid-affordability-concerns","status":"publish","type":"post","link":"https:\/\/mediaconversation.com\/?p=1143","title":{"rendered":"Rising Demand for Accommodation Drives Abraka&#8217;s Growth Amid Affordability Concerns"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><strong>By Oladayo Magbagbeola<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The rapid expansion of Abraka as a university town has transformed the local housing sector, with increasing demand for student accommodation creating new opportunities for landlords and property developers.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, students and residents say the rising cost of rent and multiple rental charges are making accommodation increasingly difficult to afford.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Every academic session, thousands of students arrive in Abraka to pursue their studies, fueling demand for hostels, self-contained apartments, bed-sitters, and other rental properties.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The growing population has encouraged property owners to invest heavily in residential developments, particularly in communities located close to the university.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A landlord in Abraka, who spoke with this reporter, said the sustained demand for accommodation has contributed significantly to the town&#8217;s physical and economic development.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to him, many property owners have invested substantial resources in constructing hostels and rental apartments to meet the increasing housing needs of students and other residents.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">He, however, explained that the rising cost of building materials, maintenance, electricity, security, and other operational expenses has compelled landlords to review rental prices periodically.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Despite these explanations, many students expressed concern over the increasing financial burden associated with securing accommodation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">One student, who requested anonymity, said the annual rent is often accompanied by additional charges, including agency fees, agreement fees, and caution fees, significantly increasing the total amount required before moving into a room.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While acknowledging that landlords have legitimate reasons for adjusting rents, the student argued that the numerous compulsory charges place considerable financial pressure on students and their families.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Another student noted that the high cost of accommodation near the university has forced many students to seek housing in distant locations or share rooms with others to reduce expenses.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The student called for measures to make accommodation more affordable, stressing that access to decent and reasonably priced housing is essential for a conducive learning environment.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Beyond affordability, residents also identified other challenges affecting the housing sector.
