{"id":2396,"date":"2026-07-28T08:21:34","date_gmt":"2026-07-28T07:21:34","guid":{"rendered":"https:\/\/mediaconversation.com\/?p=2396"},"modified":"2026-07-28T08:21:35","modified_gmt":"2026-07-28T07:21:35","slug":"rental-costs-soar-as-demand-for-shops-increases-in-abraka","status":"publish","type":"post","link":"https:\/\/mediaconversation.com\/?p=2396","title":{"rendered":"Rental Costs Soar As Demand For Shops Increases In Abraka"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><strong>By Marvellous Ideku<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The cost of renting shops and business spaces in Abraka, Delta State, has continued to rise as increasing commercial activities and growing demand for strategic locations put pressure on available properties.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A survey conducted across major business districts, including the Delta State University axis, Ekrejeta, and Abraka Main Market, revealed that landlords have increased rents for shops, offices, and kiosks over the past year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Business owners say the increase has placed an additional financial burden on small and medium-scale enterprises already struggling with inflation, high transportation costs, and irregular electricity supply.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Miss Joshua Tena Precious<\/strong>, who operates a beauty shop, said she recently renewed her shop rent at a much higher rate than she previously paid.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;My landlord increased the annual rent from \u20a6250,000 to \u20a6400,000 without making any improvements to the building. We had no choice but to renew because the location attracts customers, but it is becoming difficult to cope,&#8221; she said.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Food vendors and restaurant operators also expressed concern over the rising cost of commercial spaces, noting that rent is now one of their biggest business expenses.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Miss Eku Ebiere<\/strong>, who owns a fast-food outlet, said business owners are being forced to adjust the prices of goods and services to recover operating costs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;When rent goes up, the cost eventually affects customers because businesses must find ways to survive. Many people think traders increase prices unnecessarily, but the reality is that expenses keep rising,&#8221; she explained.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Estate agents attribute the increase in rental costs to growing demand for commercial properties, particularly around Delta State University, where new businesses are established each academic session to serve students and staff.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to a local property agent, available business spaces are limited compared to the number of entrepreneurs seeking prime locations.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;The university attracts thousands of students every year, and many investors want to establish businesses close to campus. Demand is higher than supply, so property owners are increasing rents,&#8221; the agent said.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Some entrepreneurs have responded by relocating to less expensive areas or sharing shop spaces with other business owners to reduce operating costs. Others have downsized their businesses while waiting for more favourable economic conditions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Customers say the rising cost of shop rents has indirectly affected them through higher prices for everyday goods and services.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A resident, <strong>Miss Chinonso<\/strong>, noted that the prices of food, fashion items, and other consumer products have increased steadily in recent months.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Everything is becoming more expensive. Business owners always explain that they are paying higher rent and other bills. It is affecting everyone,&#8221; she said.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Miss Dorcas<\/strong> said that while commercial development is a positive sign of economic growth, rising rental costs could discourage small businesses and young entrepreneurs from investing in Abraka.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Despite the increase, <strong>Precious<\/strong> said she hopes authorities and property owners will consider the challenges facing small businesses.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;If rents keep increasing at this rate, many small businesses may not survive,&#8221; she said.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>By Marvellous Ideku The cost of renting shops and business spaces in Abraka, Delta State, has continued to rise as increasing commercial activities and growing demand for strategic locations put pressure on available properties.
