{"id":2704,"date":"2026-07-30T08:45:03","date_gmt":"2026-07-30T07:45:03","guid":{"rendered":"https:\/\/mediaconversation.com\/?p=2704"},"modified":"2026-07-30T08:45:05","modified_gmt":"2026-07-30T07:45:05","slug":"from-%e2%82%a680k-to-%e2%82%a61m-the-abraka-rent-crisis-explained","status":"publish","type":"post","link":"https:\/\/mediaconversation.com\/?p=2704","title":{"rendered":"From \u20a680K To \u20a61M: The Abraka Rent Crisis Explained"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\"><strong>By Julius Victory<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Abraka, the host community of Delta State University (DELSU), has experienced a dramatic surge in rental prices that residents say accelerated after 2021.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>&#8220;About 2021, a bedsitter apartment was \u20a680,000, but now it&#8217;s \u20a6250,000 and above,&#8221;<\/em> said a DELSU graduate who resides in Abraka. <em>&#8220;So why has it increased so high in just six years?&#8221;<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to an Abraka-based real estate practitioner interviewed for this report, the crisis stems from <em>&#8220;a combination of demographic changes, increased demand for housing, inadequate accommodation facilities, and the absence of effective rent regulation.&#8221;<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The practitioner, who requested anonymity due to the sensitive nature of the housing market, identified the 2021 amalgamation of DELSU&#8217;s Oleh campus with the Abraka main campus as a major turning point.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>&#8220;This decision led to a sharp rise in the student population within Abraka. As more students relocated to the town, competition for accommodation intensified,&#8221;<\/em> he said.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">With university-owned hostels unable to accommodate the influx, students flooded the off-campus housing market.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>&#8220;The economic principle of demand and supply quickly became evident,&#8221;<\/em> the practitioner explained.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Student preference shifted toward modern comfort.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em>&#8220;Students increasingly preferred comfort and convenience over basic housing.
