Abraka, the host community of Delta State University (DELSU), has experienced a dramatic surge in rental prices that residents say accelerated after 2021.<\/p>\n\n\n\n

“About 2021, a bedsitter apartment was \u20a680,000, but now it’s \u20a6250,000 and above,”<\/em> said a DELSU graduate who resides in Abraka. “So why has it increased so high in just six years?”<\/em><\/p>\n\n\n\n

According to an Abraka-based real estate practitioner interviewed for this report, the crisis stems from “a combination of demographic changes, increased demand for housing, inadequate accommodation facilities, and the absence of effective rent regulation.”<\/em><\/p>\n\n\n\n

The practitioner, who requested anonymity due to the sensitive nature of the housing market, identified the 2021 amalgamation of DELSU’s Oleh campus with the Abraka main campus as a major turning point.<\/p>\n\n\n\n

“This decision led to a sharp rise in the student population within Abraka. As more students relocated to the town, competition for accommodation intensified,”<\/em> he said.<\/p>\n\n\n\n

With university-owned hostels unable to accommodate the influx, students flooded the off-campus housing market.<\/p>\n\n\n\n

“The economic principle of demand and supply quickly became evident,”<\/em> the practitioner explained.<\/p>\n\n\n\n

Student preference shifted toward modern comfort.<\/p>\n\n\n\n

“Students increasingly preferred comfort and convenience over basic housing. They desired modern interiors, POP ceilings, tiled floors, and enhanced privacy,”<\/em> he said.<\/p>\n\n\n\n

In response, landlords renovated older buildings.<\/p>\n\n\n\n

“As a result, rental prices skyrocketed, with luxury bedsitters ranging between \u20a6600,000 and \u20a61,000,000 annually,”<\/em> the practitioner revealed.<\/p>\n\n\n\n

The profitability of the housing market also attracted more investors, driving land prices even higher.<\/p>\n\n\n\n

“Despite the inflated costs, investors continued purchasing land to remain competitive,”<\/em> he added.<\/p>\n\n\n\n

The absence of effective rent regulation in Delta State has further worsened the situation.<\/p>\n\n\n\n

“Many landlords, especially those whose properties are located close to university campuses, increase rent annually regardless of whether renovations or improvements have been made,”<\/em> he explained.<\/p>\n\n\n\n

“The logic is simple: if one tenant cannot afford the new price, another person will quickly occupy the property because demand remains consistently high.”<\/em><\/p>\n\n\n\n

The inflationary trend has also affected DELSU hostels.<\/p>\n\n\n\n

“DELSU increased hostel fees and, in some cases, increased room occupancy, thereby reducing privacy and comfort,”<\/em> the practitioner said.<\/p>\n\n\n\n

“Consequently, many students preferred staying off campus and sharing bedsitters with friends.”<\/em><\/p>\n\n\n\n

To address the housing crisis, the practitioner recommended six key measures:<\/p>\n\n\n\n
